Lavanda launches AI-powered MCP server for portfolio-wide automation

PropTech innovator enables agentic AI workflows for residential accommodation operators, unlocking deployment within hours and instant, real-time portfolio-wide intelligence.

Lavanda, the award-winning technology platform powering flexible rental strategies for the world’s leading student accommodation operators, today launched its Model Context Protocol (MCP) server – an integration framework that enables users to orchestrate powerful, portfolio-wide workflows across its OpenPMS platform via AI systems like ChatGPT, Microsoft Copilot and Claude.

The MCP server is key to enabling agentic AI capabilities, allowing PBSA, university and multifamily operators to deploy, analyse, and optimise their portfolios at unprecedented speed and scale through leading AI chat interfaces.

Addressing critical operational pressures in a challenging market

As PBSA operators face mounting operational pressures, property management automation through AI has become a strategic imperative. Some property management companies have reported 18% operational cost reductions through AI-powered workflow automation. For PBSA operators managing thousands of beds across multiple properties, these efficiency gains translate directly to competitive advantage.

Unlike typical API integrations that require extensive development resources and expertise, Lavanda’s MCP server provides a unified framework that augments leading AI platforms including Microsoft Copilot, Claude, and ChatGPT with tooling to use Lavanda’s open APIs in powerful and novel ways. Operators can now coordinate complex portfolio management tasks through conversational interfaces, democratising access to automation without requiring technical expertise.

Lavanda OpenPMS is natively designed to operate both long-stay and short-stay strategies for accommodation portfolios. Operators can now query data and generate insights across their entire accommodation ecosystem – from term-time student lettings to summer short-stay programmes – through their preferred LLM interface.

“This launch reinforces our commitment to technology leadership in the PBSA sector,” said Fred Lerche-Lerchenborg, CEO of Lavanda. “We’re not racing to be first with every new technology. Instead, we’re taking a considered, strategic approach that delivers genuine operational value. The MCP server represents months of thoughtful development within Lavanda Labs, our AI innovation hub, ensuring we deliver capabilities that genuinely transform how operators manage their portfolios.”

Overlaid product panels against a building: an assistant asked to show all assets under 85 per cent occupancy in the last 90 days, the assets and their rates listed in reply, buttons to download as PDF or Excel or take an API feed, and charts of occupancy by asset, portfolio revenue year to date and net operating income by revenue source.

Real-world impact: from days to hours, from hours to seconds

The practical applications demonstrate transformative potential across critical operational areas:

Lightning-fast deployment: Operators can now deploy annual sales plans in a single operation by uploading their sales strategy for the year directly from a spreadsheet or CSV. What previously required time-consuming manual workflows and error-prone manual data entry now executes through simple conversational commands.

Dynamic flex strategies: The ability to quickly redesignate vacant long-stay units as short-term rentals becomes dramatically faster. Operators can set calendar availability and pricing rules through simple uploads, enabling more agile responses to market conditions throughout the academic year.

Accelerated onboarding: New portfolios that historically may have required weeks of configuration can now be activated in hours, dramatically reducing time-to-revenue for Lavanda customers.

Strategic timing: meeting the sector’s AI imperative

The launch builds on Lavanda’s sustained investment in AI capabilities. Earlier this year, the company established Lavanda Labs, bringing together engineering, product, and data science teams to pioneer AI-first solutions for the accommodation sector.

“PBSA operators need enterprise-grade AI capabilities but often lack the resources and expertise to build them internally,” said David Larpent, Chief Product Officer at Lavanda Labs. ” MCP helps to solve this by simplifying API operations down to natural conversation with an AI. Operators with the right permissions simply choose their preferred AI platform, activate the Lavanda MCP connector, and get easy-to-access portfolio-wide automation capabilities. We’ve taken care of the integration, the tooling and the security.”

Future-proofing portfolio performance

For PBSA operators navigating an increasingly complex market environment, the MCP server represents strategic insurance against obsolescence. As AI adoption accelerates across all sectors, properties with sophisticated automation capabilities will command operational advantages that directly impact occupancy rates, cost structures, and ultimately, asset valuations.

“At Lavanda we are committed to equipping student accommodation operators with AI capabilities that free their teams from time-consuming manual tasks, allowing them to focus on what really matters: delivering exceptional student experiences and optimising portfolio performance.”
